Big Lots, Long Driveways

Asphalt paving in Jackson often means longer driveways than elsewhere in the county. Jackson covers about 100 square miles, the largest municipality in Ocean County and the fourth largest in New Jersey, with 58,544 residents in 2020. Housing units jumped from 14,640 in 2000 to 20,342 in 2010 as new subdivisions filled in. Many homes sit on bigger lots set back from the road, and the driveway is one of the larger outdoor projects a homeowner faces.

Long drives on sand

Part of Jackson lies in the Pinelands National Reserve, and much of the township sits on sandy soil. Long driveways on sand need a well-compacted base and supported edges, or they spread and crumble along the sides. On very long drives, we price full blacktop, a partial paving plan with the apron and parking area in hot-mix, and gravel or recycled options for the rest.

Newer subdivisions

Driveways in subdivisions from the 1990s and 2000s are now fifteen to thirty years old. That is when crack sealing, edge repair and sealcoating keep a driveway from needing replacement, and when an overlay can refresh one that is still firm.

Pinelands rules

The Pinelands Commission strictly controls development within the Pinelands National Reserve. For ordinary driveway replacement this usually does not come up, but new paved areas on lots inside the Pinelands Area can. We check before planning anything beyond a like-for-like replacement.

Roads and traffic

Interstate 195 runs through the northern section, the only interstate crossing an Ocean County municipality, and county routes 526, 527, 528, 537, 547 and 571 all cross Jackson. Jackson has about 312 miles of roads. Six Flags Great Adventure, opened in 1974, brings heavy summer traffic on Route 537. Homes and businesses along that corridor are easier to pave outside the summer season.

Wooded lots

Much of Jackson is wooded, and long drives through pines and oaks pick up roots, shade and needle litter. Roots lift edges; shade keeps the surface damp; needles hold moisture against the sides. When we rebuild a wooded drive, we cut out lifted sections, keep major roots where possible and leave a clean, draining shoulder.

Partial paving

For long drives, a common plan is hot-mix at the apron, where the road and plows are hardest on it, plus the parking area near the house, with a well-compacted gravel or recycled surface between. That gets the clean look where it counts and keeps the total sensible.

Jackson Questions

Is it worth paving a very long driveway?

It depends on use and budget. Paving the apron and parking area and using a less expensive surface for the rest is common.

Do Pinelands rules affect my driveway?

A like-for-like replacement usually does not. New paved areas inside the Pinelands Area may, so we check first.

When should I avoid paving near Route 537?

Summer weekends, when park traffic is heaviest.

What is a partial paving plan?

Hot-mix at the apron and near the house, with a compacted gravel or recycled surface between, to control cost on long drives.
