Homes East of the Parkway

Asphalt paving in Lacey Township is concentrated in a narrow band. The Garden State Parkway acts as an informal divider: more than 95 percent of the township's homes are east of it, in Forked River, Lanoka Harbor and the neighborhoods along Route 9 and the bay, while the two-thirds of the township west of the Parkway is Pinelands land where development is strictly controlled by the Pinelands Commission.

Built in the 1970s and 1980s

Lacey tripled in the 1970s, from 4,616 residents to 14,161, and added another 8,000 in the 1980s. It reached 28,655 in 2020. Most driveways from that period have been patched and sealed for decades and are now due for either an overlay or replacement.

Waterfront and lagoon lots

Homes along Forked River, Cedar Creek and the bay sit on low, wet ground. A driveway there needs a base that stays firm when damp and a surface that drains to the street. Where homes have been raised, the driveway may need a new grade.

After Oyster Creek

The Oyster Creek Nuclear Generating Station in southern Lacey closed in September 2018 after nearly fifty years. It had paid about a third of the township's budget in taxes, so budgets for public paving have been tight. For private driveways and lots, that does not change much, but it is a reminder that keeping up with crack sealing and sealcoating is cheaper than waiting for replacement.

Sandy soil

Inland Lacey sits on the sandy soil of the Pine Barrens. Sand drains well but spreads under thin bases and unsupported edges. We confine and compact the base and finish edges firmly.

Services in Lacey

  • Driveway replacement and overlays
  • Waterfront and raised-home driveways
  • Crack sealing and sealcoating
  • Business lots along Route 9

Lanoka Harbor and the creeks

Lanoka Harbor and the neighborhoods along Cedar Creek and the bay have lagoon lots where boats and trailers share the driveway. We thicken sections where trailers sit and set grades so water from the street and the yard runs off instead of pooling at the garage.

Route 9 businesses

Shops, marinas and offices along Route 9 have lots with summer peaks. Repairs and sealcoating are easiest before Memorial Day or after Labor Day.

Lacey Questions

My Forked River driveway floods in heavy rain. Can paving help?

Regrading and a deeper base help water leave the surface faster. We look at the flow at the estimate.

Do Pinelands rules affect homes east of the Parkway?

Most homes are east of the Parkway, where routine driveway replacement is straightforward. We check if anything unusual applies.

Is it time to replace my 1970s driveway?

If cracks spread across it or it has sunk in spots, yes. If it is firm, an overlay may do.

When should marina and Route 9 lots be repaired?

Before Memorial Day or after Labor Day, outside the summer peak.
